Can someone give me a reputable contact for a real estate wholesaler in the Baltimore area?

Also, any reputable contractor for paint - flooring - drywall etc.

Hey Rich, 

Great topic! My brother and I are doing the same thing. Initially we were thinking about "What do we need right now?" The first thing we needed was a quick way to streamline applications/onboarding new tenants. Luckily, my brother is a software engineer so he put together a website where new tenants can simply click on "apply." This is a basic application which gathers all the essentials. Next we utilize mysmartmove.com for background/credit report. After we meet with tenants etc, we send them an email link with the Lease Agreement. This is the onboarding process.

The next issue we came across was "How involved do we want to be with the day-to-day operations?" Do we want every phone call going to a designated person and they can contact our handyman etc - OR - do we want to continue taking these calls? Still in the process of figuring out which one is the best option. We have several weeks go by without any issues - and then some weeks it's non-stop. 

Next we discussed how we would try and change the structure of our current plumbers/electricians. Each time we contact them, it is very expensive. We need to establish a contract (or shop around for reputable companies that are willing to do this). Potentially a 'exclusivity in exchange for reduced fees' or 'reduce per-visit fees as the number of calls increases.'

I completely agree with you. We have had a terrible experience utilizing PM, so we are doing our best to keep things in house and hands on.

Greetings BiggerPockets Community,

I’m reaching out for advice from anyone with experience in the Jacksonville, FL market, specifically in the Southside/Baymeadows area. I’m currently selling an asset in another state and completing my first 1031 exchange. My other investments focus on the mid-term rental space, and I’m drawn to Jacksonville to stay near hospitals and schools, which are essential for my target demographic.

I’d love insights on the strength of the current market here, any projected trends, and tips for making a solid investment in this location. If anyone has knowledge of the local rental demand, property values, or general area insights, I’d greatly appreciate your input. Also, if anyone has any connections to corporate housing leads in the Jacksonville area let me know.
