@James Paine The returns can be larger for a number of reasons. Here are a few:

  1. 1. The deals are larger. Also the value of commercial real estate is determined by NOI vs the value of surrounding homes in single-family. This gives you as the investor the ability to make improvements to under-performing properties and increase the property's value significantly. This, in turn, gives you a larger return in a value-add play, for example.
  2. 2. Depending on how risk tolerant you are, you can get into higher (perceived) risk deals that yield higher returns. Higher risk = higher return. Word of the wise here I would recommend getting a good commercial real estate professional to help you before jumping into something.
  3. 3. The time value of money should be taken into account. I think you could deploy $1M worth of capital into a commercial investment faster than having to wait to find a number of single-family residential rentals (unless you bought a portfolio). But again, a portfolio of homes can lead to more fuss as Kelly said.

@Sandy Reddy You will want a due diligence period of around 90-180 days. My recommendation is that you get actual professional representation with a commercial real estate agent - not a residential agent. Where in Texas is the property?

If/when I have $1M, I would look at investing it into value-add or income producing multi-family apartment complexes or retail strip centers. Single-family is great but with that amount, you have the option get into bigger deals with bigger long-term returns.

I like real estate. The stock market is something that you far less control over than a real estate investment. A sound real estate investment will not only appreciate in value as a stock should over the long-term, but it can also cash flow monthly, quarterly, or yearly more than most dividend paying stocks. You make your money in your buy so be careful before rushing into just any purchase. Definitely feel free to use the forums for advice as there is a wealth of knowledge in the members of this great site.

4.5% is a great deal. 6% is the standard. Anything lower is generous.

I would lean towards Plano. Yes, Plano will bring with it more competition, but for good reason as it is a more desirable area. It will prove to be a better long-term investment as there is also lots of job growth in Plano.

I agree with Mark 100% on this. It is very important to not be fooled by OM's put together by listing agents that can be misleading. The truth will come out when the full numbers are run more thoroughly. Also finding a good real estate agent to represent you as the buyer will certainly make your life much easier and save you some time. Good stuff here.
