Hello Ryan, I see this post is 4 years old but I wanted to ask if you were still working with this same CPA? and if so would you be able to share the contact info? Im just starting out, I have 2 SFRs and looking to add.  Thanks Ryan

@Andrew B. Hi! I live in NE Ohio and have a great CPA. I hired her when starting out with my first property 3 years ago. I now have 8 units and she’s been a vital part of my team.

2 other BP members in NE Ohio are now using her after my recommendations.

Please PM if interested and I’ll share her information.

Good luck,

Ryan Ellis

Hey Home Inspectors. Im heavily considering getting certified in home inspection in Ohio and I wanted to hear from some home inspectors on how you enjoy your work, pros and cons, has this been a great job to pair with your own real estate investing? Any tips before I get started? thanks guys!

Long story short my mother has worked as a hair dresser for 36 yrs and its time to retire. Social security is a joke but we have one card to play. Based in NY her primary residence of 40 years has appreciated exponentially. We want her to move the house to a trust, sell it, and then put that money in a some kind of high yield savings account. Our hopes is that combined with the interest payments and social security she can live comfortably with my bother in his in-law suit. Has anyone done something similar? or have any savy advice that I can look into? thanks BP fam!

Why would you move it to a trust if you are gonna sell it? If she was not gonna sell it then move it to a trust, so you can skip the probate process. Moving it to a trust doesnt seem to provide any benefit that I see.

What were you thinking (and what am i missing)

 to avoid capital gains taxes

Hey guys, just wanted to hear personal experiences with accepting section 8. The good the bad, why you prefer or do not prefer section 8? Do you experience less turn over with section 8?
