Question for any of you who have done university monster houses: 

We're remodeling one and need advice on two things:

1) a cost effective keyless lock (eg key fob or code) that we could install on each door in the house (presumably for students) and the front door. I have one bid for $3500 per door, and that seems way high.

2) a sample lease that stipulates tenants are responsible for damage to furniture, appliances, etc., in common areas.

We have a contractor company that wants to partner with us. Wondering if there are any industry standards for this. For example, is there a percent discount or any other perks?

We're under contract for a MHP in the OKC metro area and having trouble finding anyone to insure them.  Any recommendation for an insurance provider would be very appreciated!
