Hello all,

I am a licensed real estate agent working in the greater Chattanooga, TN area interested in investing and helping others invest in real estate. My question is simple, as an investor what do you look for most in a real estate agent? Right now I'm developing my systems and want some feedback as to how I can add the most value for the investors I work with. Thanks for the response!

Personally I didn't want to attempt it. I decided to save up enough money to get me through at least four months after getting my license. This way I can really focus on developing my systems. It is an overwhelming amount of information to process when you first get started, so I didn't want to split up my focus that much. Hope this helps!

@Matthew Hook Welcome! There is already a BP group for Chattanooga, just set your keyword alerts up to be notified of posts mentioning Chattanooga. I believe they try to meet every third Thursday of the month. I'm considering getting my real estate license as well and am interested in hearing from any investors that also do agent work.

I've heard over and over that it is important to develop good systems to keep your business running smoothly. As a new real estate investor I think it's crucial to lay down a foundation of systems that will propel you to the next deal. Right now like many others on BP, I am working full-time and studying real estate in the few hours I have outside of work. I am in a fortunate position at my day job that allows me to listen to podcasts on the job. I have taken full advantage! After listening to countless BP podcasts I have often come across the topic of "systems". This has inspired me to take initiative to develop my own early investor's system. 

Here it is, it's simple! I will take one hour after I get home from work to analyze five to ten deals in my local market and make a few phone calls. I think that's all it takes at first! Understanding the market that you want to invest in is crucial to understanding what an actual deal looks like. Making phone calls to real estate brokers, investors, realtors, bankers, and the like will build connections to move you forward and help you in the future. This alone should be more than enough to put me into a loaded position to take the next shot I see on a good deal! So tell me what you think, I want to hear from those who have been there. What was your first "system"? What worked well and what didn't work so well for you? Where is my daily REI hour best spent to help me accelerate my investing?

Hello all. Let me get started by saying that house hacking is the best early investor living opportunity I have ever come across. I absolutely love the idea and am planning to use this method as my start in the REI community.

Here's how I'm working towards it right now. First of all I took a look back at my spending for the past half year to get a good idea of ways I could optimize it. Then I built a budget around putting me on the fast track to getting into my first owner-occupied investment property. Fast forward to today and I am saving $1k a month towards a down payment and have kept up this budget for four months. This gives me $4k to work with. I could do a FHA loan with the $4k but I want to have a bit of a cushion to work with when things go wrong such as various capital expenditures. All of that being said, I am planning to save $10k to start.

Now my question to the BP crowd. Am I going a little too far with my startup amount? It seems like a safe figure to me, but I could also try to get started with what I have now and let my tenant income build my cushion. What are your thoughts?
