Thank you @Brent Coombs!!! I'm glad you found that humorous, I did too! The scary part is that people were actually financing into a $60k program, YIKES! I just hope their investment pays off in the end!

@Jordan Decuir thanks Jordan, I agree with you completely! As far as the type of creative financing I read that I should use multiple lenders to finance a deal. Credit cards, peer 2 peer lending, hard money lenders, private money lenders, etc. It seems like there are many options to choose from however I still need to do my research on which are going to be the best lenders for this deal. Any tips on choosing the right lenders?

BP Whats up guys!

I recently got of the phone with a good friend of mine who told me he had wholesaled a lot for mobile homes. My mind is blown!!! I didn't even that was possible! Guys can you let me know what else I can use this technique for? I looked into the forums and I saw a guy who wholesaled vacant land for a hefty profit, I thought that was pretty cool! Thanks for your input guys!

Hello Bigger pockets community!!!

I am looking for a fix and flip property currently, I have already assembled a team of individual contractors instead one general contractor however I'm now facing the question of how to pay for it all.  Let me back track a little, a couple days ago I went to a real estate seminar that stressed using creative financing, they said it was better to lose somebody else's money as opposed to your own. However, at the end of the seminar they tried to get the students to get into a finance program for their real estate classes, I courteously said no thank you!!! But now I'm skeptical on whether or not to use financing at all in real estate. I am really hoping that one of you will provide some insight on whether or not to use my money or somebody else's and when to do so.

P.S. you guys on bigger pockets are awesome, thank you so much for always being helpful!!!

        My name is Christopher and i'm very excited to be a new member to the BP community!

        I currently work in sales and marketing however real estate has been becoming a new hobby of mine lately but above all, I am an entrepreneur like most of you. I've attended a few seminars in real estate, read several books including the bigger pockets UBG to real estate investing and I am constantly searching new forums and blogs through you guys. 

        I would greatly appreciate any advice from you guys and also would love to form a master mind group with any individuals in the San Antonio area. PLEASE feel free to share advice, personal stories or anything you'd like to. Thank you guys very much!!!
