Thank you for the responses everyone. I will need to educate myself on house hacking and co-living. I understand the idea behind buying something new to me then renting out my current home. God I hate moving though! You collect so much stuff over the years. Preaching to the choir I am sure.

@Olivia Laos-Stutz my thoughts so far is I still have a network, family and friends back at my original home state. Some of my network is renovators and real estate agents. I may focus on that market since I can hit some people up to be boots on the ground. 

This is very much a learning process for me 50% rule, 2% rule so on so forth. I am glad to have access to the resources I found here.

Last snippet is I originally became interested in the AirBnb market internationally. I still have a huge desire to own a place in Mazatlan Mexico. However, after many discussions with my mentor, I decided to pursue that avenue of investment at a later date. I found, in my search, that you can’t easily use other people’s money to purchase in Mexico. Not to mention the notario, the bank trust, and other hoops to own in a beachfront community outside the United States.

Hello everyone. I am learning a lot about real estate and want to purchase a rental property in my area. My goal is to create financial security for retirement. I am not opposed to making this my primary method of income either. I do like to dream big and put out those vibes into the quantum field. What I am learning, and perhaps another Colorado investor can correct me, is it seems our market is overpriced. If I purchased a home locally I’d have to ask well beyond the market rate on rent just to break even. Doesn’t seem like a feasible plan.

I am okay breaking even as real estate is a tangible asset with growth potential. As a rookie the fear is that I make a horrible purchase which ends up costing me my primary home.

About me, I have been fixing aircraft for over 20 years and this is primary income. I have three children and have been married over 20 years as well. I like following stock markets, cryptocurrency markets and love to travel.
