That was my first mistake before I became educated to the process of real estate.  My wife and I recently bought a single family home in Waco, TX where I am assigned now.  Now looking over the area, it's possible to rent the property but many prices are inflated.  I may be leaving soon and more than likely I will be taking a hit on the value of the home more than likely even though it's recently built or I may just break even.  Right now we have discussed downsizing for the purpose of our next move with the mindset of obtaining a duplex, triplex, or four-plex.  From now on I am seeking to live at no cost and have tenants pay my expenses.

Do you have any partners that you work with?  If so, what are some immediate pros and cons you can immediately think of?  

I understand when starting with rental properties, one preferably wants a rental property that is near them for the ease of management.  Being active duty in the military, I move around every two to three years.  Is there an effective way to build assets and wealth all while being forced to move state to state every few years?  Suggestions and advice would be much appreciated.  I have read "Rich Dad Poor Dad" by Robert Kiyosaki and "The Book on Rental Property Investing" by Brandon Turner.  These books have motivated, and I'm anxious to take a swing into this new profession.
