@Caleb Jordan Hey, I was planning on investing in Illinois. Although not the chicago area. More around Oswego and Naperville if you know any good Hard Money Lenders that work in this area I'd love to know, thanks.

So when you're deciding on a house and are about to make an offer, when going through hard money lenders can you get money beforehand like a pre-approval or do you have to have a deal ready? The reason I'm asking is that most hard money lenders will take a couple of days up to a couple of weeks in order to approve your request. So I'm wondering if there is a way to get pre-approved through hard money lenders before you actually find a deal or do you have to have a deal to show them and then wait to get approved by them to actually make an offer. Alternatively, can you make an offer while waiting to get approved? Also, does anybody have any recommendations for hardy money lenders for beginners? I was looking at DoHardMoney. Thanks

@Giovanny Garcia Hey! Thank you for the great advice! I'm ordering a few books now and that one is sure on my list. I'm currently building up some more cash and getting higher credit to invest into some REITs to have another source of income. I appreciate the life advice to keep at my own pace and worry about where I'm at rather than where others are. I'll be sure to reach out if needed, again thank you!

@Account Closed Thank you for the advice! This First time homeowner program sounds fantastic, I'll be sure to put it into my plan. Financing is one of the biggest concerns of mine considering what I have to offer but this seems like a great place that I would be able to do something with. That sound perfect, would this tie into house hacking in a way? If I were to purchase more than one unit and fix up both would it be better or should focusing on one at a time be more beneficial. Thank you for your advice!
