@Joshua Espejo I also use FUB cause I'm also a RE Broker and love it. Very robust for Realtor uses. Are you still using it today for investment side? I'm wondering if it's as good for that side of the business. For texting bulk, I tried Textedly. The system is ok... I wish it was more intuitive or that I was smarter LOL.  Their customer support when I tried them, was non existent, which made it frustrating. So I'm going to try SimplyTexting, which has a mobile app too (Textedly did not at the time).  Look forward to hearing back.

Can anyone recommend an eviction attorney or service in Columbus GA?  Also looking for a reliable and fair electrician and crew for turnovers.

Check the documents that BP provides. They have a lot of useful state packages with several docs. There might be something in there that can help.  If not, I also was able to get one from Lawdepot.com. It asks you to select the state you're in to make sure you're compliant.  Or start a relationship with a local attorney you can start taking business to.

Hi all,

First, than you for taking the time to read and help.  I manage a 4plex in Palm Beach County, FL. All are 3 beds/1 bath. One of my tenants (the best one) is complaining that two other tenants have 8-10  people living in the units. This creates a parking problem, breaks local ordinances and makes the good tenant feel like he's getting the short end of the stick cause he's abiding by the rules and not renting out his extra room.  How do you all handle this type of issue?  Am I looking at this all wrong? FYI, they all pay cash as well and normally on time.  Thanks again.

Thank you everyone for all your posts.  I manage a 4plex, where 2 of the tenants pay in cash. In addition to general efficiency, because the property is so far, it makes much more sense to automate payments of all the tenants.  However, the 2 tenants that pay in cash don't have bank accounts and can't open any.  

Does anyone know of a solution for this?  All the apps that I know require SSN or bank accts.
