@Aaron Howell Hey Aaron, how much did you pay for your quad and what do you hope to get for rents?

What has been your experience with direct mail marketing in the Cleveland area? Does it only work in C/D class neighborhoods or could the strategy work for that distressed property in an A/B class neighborhood? Are you driving for dollars or buying lists?

@Frank Wolter Wow, congratulations on your massive success. It's worrying to hear about the potential issues with property management although I am not surprised. I am certainly considering doing the management myself at least for the first couple properties... I am a property manager by trade so I'd like to leverage that competitive advantage. However, I need to have multiple, trustworthy individuals as boots on the ground to support any in person activities or in case things go south.

Any more recommendations you have would be greatly appreciated.

@Frank Wolter Agreed, I've already started building my network. I have a friend/partner living in Cleveland that is a contractor and investor himself. Also considering adding a property manager. On the property search front I've been working with a real estate agent and a broker.

I want to purchase multiple properties per year in the Cleveland area and I know that I'll learn more about the market every step of the way.
