No I did not. Prices are WAY too high. I am working with Michael Carbonare (The Naked Investor) for a fraction of the cost and am very happy with how things are going.

Chris Prefontaine's system is about learning Lease Options. For me, it's not so much about a strategy as it is about getting started and having some help and relationships to get started. But as I said I am looking for people who have direct experience with Chris Prefontaine's coaching. I am not looking for advice about whether or not to do a coaching program or advice on how to get started. I have access to all the advice imaginable in books, podcasts, and on BP. I am looking for reviews of one particular program. Thanks.

Hello All, I am looking into Chris Prefontaine's Quantum Leap System and especially his associates mentoring program, which has several levels of involvement. Anyone have direct experience with Smart Real Estate Coach? On an initial look, there appears to be a lot of value, though the mentoring starts at 25k and tops out at 100k for the most advanced package. Those price-points give me serious pause... One example of a guy who doesn't charge a ton because he apparently finds a lot of value in teaching is Chad Carson, but he does not currently offer a strategy I am interested in learning. Thoughts from those with direct experience of Chris Prefontaine and his program very much appreciated. Thanks!

Thanks. Any other options for Lenders? I see Tim Swierczek's name come up quite a bit here on the forums, but I am looking for a couple other good options for lenders.

Any lenders out there doing FHA 203k in the twin cities area at the moment? I heard rumors lenders weren't offering this product right now, true?

I understand the down sides and am not dead set on using it, but Looking for referrals because I am in a unique situation that could make FHA 203k work very well.

Hey Everyone, I am looking at a house-hack property in St. Peter, MN, as I recently accepted a job there, but know very little about the area. I have been looking online and found very little updated info about St. Peter. Does anyone invest in St. Peter, and if so, what is the long-term rental market like? Vacation rental market? I am assuming St. Peter is more of a cash flow game because appreciation is likely low, but am not sure. What's historical appreciation? How has the market been effected by past downturns? I have heard the Mankato market is pretty hot. Is St. Peter effected by its proximity to Mankato at all?

@Bruce Runn Given what I understand your first sentence to mean, I believe we are saying the same thing. I think it makes sense to be cautious with the COC return metric when putting so little down.
