I'm new as well but here's my two cents for what it's worth. I like the "buy for potential but don't pay for potential" bit. You would have to think how difficult it would be worst case. If the maintenance costs are low is the owner not keeping up with repairs? If the tenants are bad could you evict or put up with them until you found better? If the location and price truly outweigh those it might be a good investment.

My name is Chris Miller. I was born in rural Oklahoma but lived the majority of my life in the city. I don't have any investment history but my family has 700 acres of farmland. I would love to have the type of rental portfolio that could help support my family and I'm completely excited to start this up. I'm even more hyped to have found a platform like this to be a springboard and possibly one I could use to help others when the time comes.
