God morning everyone.

This question is about what are the best steps to craft going forward. My family would like to move to a different state. We currently live in very hot northeast market and will be renting out the last apartment of a 3 family. This multi has two things: Cash flow when we leave and tons of equity in the house, as, it only has the first loan still being paid. The loan amount is only 20% of its value.

We are looking for the best way to take advantage of that. We realize we have to rent after we move so we like an area to buy in.

How do we maximize the multi to help transition us going forward when we are ready to buy a house?

Good evening, i just caught this thread about 1031's. i have current ownership of a dockiminuim. we never use this and collect seasonal rent for it. i was wondering if this can be used for as  a "1031" to shift assists into another property to not use, but increase roi?

I own a 3 family in the metro west area, 18 miles outside of Boston, Massachusetts. With the property size i have, the town will allow 8 units without any variances. the property is 310 feet long by 79 feet wide. The current house sits at the front of the lot, next to the street. Where should i start with even taking on this kind of project?
