If we move the washer and dryer to the outside room the cost would be $325. 

They would have to walk outside to get into the room to do laundry. Would that also turn potential buyers off?

Thank you everybody. I will take all these opinions to my partners and see which ones we can afford to do right away. 

I love the ideas of getting a professional photographer. Our agent took the pics and I agree, they were not great at all.

Are you getting a lot of people to view the property?  If not then you are too high.  If you are getting at least 5 a week then you just need to wait for the right buyer but I get the feeling that is not the case.

You are right about that. There is a sign in sheet that the realtor has in the house and there are 4 signatures from other real estate agents since August.

There is a storage room that is a part of the house on the opposite side of the wall that would perfectly fit a washer and dryer in it if we just flipped the pipes around. Do you think we should do that?

What is 122 DOM?

Our carrying cost are about $250 a month. We counter offered $76k hoping he would bump up his offer to 74k and we would have just let it go like that, but the guy didn't want to play ball and walked away. We can hold it for a while and still not go into the negative but I would prefer just to work on one house and free up our invested cash. 

I agree its best to walk away with some profit than with none.
