@Matthew Olszak My plan is not to have a business model of wholesaling.  I want to fix-n-flip properties with the intent to wholesale the ones that I do not have time to do.  Right now I can handle about 5 flips per year.

@David Gwilt  I understand the California market, and that is why I choose to invest out of state.   Everybody keeps saying you should start in your own backyard, but like you mentioned the demand is so great and there is really no margin for error for a new investor like myself.   That is why I offer my time, skills, and passion to help other investors until I am able to build my business.

@John Leavelle Yes I have been a part of some local REIA's here in California. Now I work in North Dakota. I am only home once a month so making meetings has been a challenge. I am going to consider upgrading my membership.

@Ricardo R. Thank you for your input.  I think we us being both new there was miscommunication all around.  I thought I explained my objective to him.  I will be more forth coming with all the information I know so I can pass it on to perspective agents.
