@Allyn Witt  Hello Allyn.  It sounds great what you guys are planning on doing.  I have not done a deal like this.  Me being a home inspector I can only offer some tips that I think might help.   A building built in 1905 it’s probably going to have a  old boiler system so you will need a GC to look at.   HVAC person, of course you will need to check the regular stuff, like soil, roof, lead etc.  please keep me updated on how this project goes, should you acquire the property.  Happy hunting

@Frank Bonzai Hello Frank. You are a great place to be. Hustle is the name of the game. You are in Vegas. Attend your local REIA meetings and find out who needs boots on the ground, which I am sure you are familiar with. Network here and do the same. Become the market expert and provide that knowledge to someone, for a fee of some sort. If you have the apartment room rent out a room in tour place.

@Jeremy Willis  Hello Jeremy.  Great question.  Private money will come from friends and family that know you and trust you.   Mom and dad would be first, then grandma and grandpa, then brothers sisters, aunts, uncles and what have you. Then next would be friends, your circle of influence, coworkers people who have known you, who’ve you to build a relationship with, business associates.

No you do not need a deal. If you are educated, you need to start analyzing deals and showing your private money investors these types of deals you are looking for in terms that they can expect and walk him through the process step-by-step and this is how you were going to build a relationship with your future private money investor. Start going to your local REIA meeting building relationships with other investors in your local market find out who is in the room who is doing what kind of deals and how can you help them or add value to them and in turn they want to do the same for you. @Dominic Licerio  Hello Dominic.  Being from the construction field and dealing with GC.  At minimum get 3-5 bid.  Ask for references of past clients, make sure they are licensed and bonded, ask about liquid damages, make sure your team has an accurate SOW.  Always try to avoid change orders and never give more then 20% to start the project.

@Angelica M Garzon  Hello Angelica.  How are you making offers without know the market place?  Are these value add or reposition deals?  Are you using your own money or investors?
