Dropped another 118 received another 4 calls. So overall about 10 out of 200 cant complain. No sales as 10 calls isn't enough but going to keep going for about 1000 a month to try to start yielding a couple sales. Then step up from there.

wow mailed 102 mailers thursday have 5 calls already.  1 appointment today !!! unfortunately the response has been from my extremely targeted list that i hand pulled from public records evictions and code violations.  The Non owner occupied tax default list has gotten me nothing.

I feel like if i can yield 1 contract per thousand mailers that is a home run! Thanks for all the great feedback some super positive some super conservative but again the average answer seems like 2-3 deals per 2000 mailers. My question is if i keep mailing same 2000 for 6 cycles could i expect 12-15 deals bc of consistency or are you saying mail 12000 total mailers just to get 2 or 3 deals. ????? Thanks everyone

Been in sales successfully for 14 years so feel good there. Targeting is listed in my original post. 

@Tom Cooper are you saying it takes $4000 of marketing to get 1 deal?  That seems crazy expensive...

Ok so I am pulling trigger on yellow letters from the .com site.  Sending to tax default absentee owners, code violation absentee and owner occupied with ownership history over 15 years, and evictions list in orlando.  I have seen anywhere from .5% to 15% response rate.  I have not seen anyone say ANYTHING about closing rate.  So my question is what is realistic to expect for response and from that response what would one expect to contract?  I am assuming .25% overall contract rate so if i send 2000 I am hoping to contract and sell 5 am i crazy?  does it take 6 mailings to see any results?  Thanks in advance for replies

This is a joke every guru wants everywhere from $1000-$12000 upfront.  I have some holes in my knowledge and paying a giant chunk of money to HOPE someone can help me.  Here is what I need to learn how to wholesale pre foreclosures, short sales, code violation fee closeouts, and wholesaling retail type  of deals.  I am not stupid and I won't pay $5000 for "coaching" calls that are pre recorded.  I also need to find a cash buyers list thats it!!  I will do it on my own I guess because all the guru's forget what it was like to be new and not have a pile of cash to GIVEAWAY!!

So after reading and learning a TON of generic info. I decided with my credit being in low 600s and cash being non existent wholesaling is the route for me. I am trying to figure out how to Find sellers without spending money on marketing? I JUST DONT HAVE IT!! Find buyers In central FL How to properly complete both contracts, the purchase from seller and assignment to buyer. Any advice or local meetups would be amazing. My family is counting on me and I am tired of the rat race and have researched REI for 2 years now its time to get in before i never do. Thanks in advance!!
