Not happy about this.  It is unlikely I will ever invest in the Cleveland market again.  This one of many reasons why real estate is so cheap in Cleveland.  There are better cash flow markets that are more landlord friendly.  Invest your dollars there.

Hi all. The switch wasn’t to save money per se, the previous pm had just done a terrible job. Not collecting rents, letting the properties degrade etc. Everything you don’t want to happen. This new PM is unique for sure. He is also a developer and does full building rehabs. Straightened out all the tenant issues and maintenance issues but he is “Old School” and thinks rents should all go straight to the owners. I know it is peculiar and has created an issue for me but his upside is huge. Just curious if others here self manage and if so what systems or software work for them? Thanks everyone.

Hey everyone. Quick question. I recently left my property management company that used buildium and went to a property manager that doesn’t use pm software. I have 80 units and don’t really want to become a full time accountant. The PM will use software but wants me to own it and connect my own bank account. Anyone in this situation and if so, what is the easiest/most convenient software you have used for basic rent management and taaccounting?

Hi Everyone. I am looking for a rent collection software that is flexible enough to allow online payments via ACH, Venmo, etc and also cash and check as I have a good number of low income tenants, some without bank accounts and some that are older and not internet savvy. Anyone have a great recommendation that works for you? I have a mix of duplexes and small apt buildings in Ohio. Thanks!

This is who I used. Scott Smith and his team. For California investors like us they use Delaware statutory trusts instead of LLC structures. Great experience. If you use their services, please let them know I referred you.

The complication is that California requires an 800 fee for every LLC you possess, even in series. This gets expensive as you need an LLC in each state you buy properties in, and if you are really trying to protect assets, you need one for each property. The other option for California is to have Delaware state trusts for the properties. I used Royal Legal to set up mine. A little pricey to set up but has the benefit of bidirectional anonymity and asset protection. You only need one LLC to collect rents (out of Wyoming for charging order protections). Everything else is held in series DST.

Great Inspiring Story. I just bought my first two and looking to hit ten inside the year. 

Closing on my first two out of state SFH Turnkey rentals on Monday the 15th. Love hearing how others are growing. I am looking to add 10 in the next year then hopefully shift to some multi units.
