Hello BP Members,

I was recently approached by an acquaintance for private lending for fix/flip.  I have never privately lent but am intrigued by the opportunity.  If I were to draw up an agreement what should be included to protect myself and my money and, while I know lenders vary in points/rates/terms, what would be a good place to start for assets in the OH area.

Leighann Davis I think I’ve made pretty good progress. I JV’d on two deals and made decent returns on each. About three months ago I closed on an asset on my own and two weeks ago closed on two more. Won’t hit my goal of 8 I don’t think as it’s hard to get access to large tapes (at least in my eyes) but I will keep plugging away. How has everything been going for you?

Hello BP Note Investors,

Recently had a bid accepted on a CFD in AL. Received the collateral files, reviewed myself for any red flags (break in chain etc) and then sent the files to the lawyer who was recommended by someone in the note world. To my surprise the lawyer wants a 30 yr search on title rather than the one owner search. I was told in AL this is the only way to get an insurable title. Also to note, it being a CFD, the lawyer seemed perplexed by the inclusion of landlord/tenant language. I was also told that because the mortgage does not contain a power of sale clause it can not go through a non-judicial FC. Am I missing something? Should we seek out other recommendations? Any advice would be greatly appreciated.

Hello BP Members, I am hoping some of you may be able to help me. I am looking to expand my network to include wholesalers or those with access to off-market properties in the Alabama region. My goal was to purchase in the area and perhaps fix and flip. If anyone would happen to know any wholesalers or perhaps investor friendly realtors I would greatly appreciate their info. Hello BP members,

I am new to REI and have taken a keen interest in buying notes, specifically non-performing notes. I have spent the last 4+ months reading and studying on the topic and plan to attend a few conferences in the next few months. I have a partner who also has been aggressively educating himself as well. We have spent the first few years post graduate schooling starting up an anesthesia staffing company and, as it now is doing quite well, can begin to turn some of these profits into present and future investments.

My question is this: How do we go about finding a JV partnership? We have the capital to invest however want to start slow and learn the intricacies of the business. Our first few investments are for returns of course but mainly for education as we both want to do this the right way to increase our chances of success.

I would greatly appreciate any input you may have into the matter.

Hello BP members,

I am thinking about investing out of state. I know having/knowing people in the area to vet these properties and lay eyes on them is a big part of mitigating the risk associated with out-of-state rentals.  I was wondering if anyone had any tips as far as how to do your due diligence if, in fact, you don't have those people you can rely on.  Any tips would be much appreciated.
