Wow thank you all very much for the help! I have a trip planned out in December to check out some neighborhoods so let's hope that my command approves it. Taking a look in certain areas so far I don't mind spending a little more than I was planning originally. 

Do you normally buy the houses out right, go through a realtor, foreclosures, or what is your strategy for that?

awesome thank you both so much! Joliet is so far where I've had my eye on the most so far. Is there a certain part of the town that I should stay clear from?

And Nathan Waters, what do you typically do with the 20k houses? Are those small 1 bedrooms or just in poor neighborhoods? 

And from what I've been seeing a lot of plaves (depending on the area) are going for around 1000-1400 a month would you say that seems typical?

I would say that schools would be important. If I find a place to rent I would want it to be something I would be comfortable living in myself. 

As for the distance I am not personally as worried about something like that. I don't want to find somewhere in the middle of a cornfield, but it doesn't need to be a big city either. Something close to jobs. 

The price range I'm still not certain of at the moment I am trying to scope out a few neighborhoods and find what a decent price for there would be. For the first house I was hoping around the 80k mark but again that can be flexible to a point. I know a lot of people find 80k low but so far I've found a few and it would be a little easier to get my foot in the door. And I would prefer a single family to start.

Hello again everyone!

My wife and I are wanting to move back to the Illinois area and are also looking to invest there as well. It's been a while since I've been there though so I was hoping for some general advice on some places to look for.. 

We are military so our first idea was to buy near Scott AFB but the crime out there seems a little to high. And that crosses off Rockford as well. Next we have been looking at the Joliet braidwood area, and parts of the northern state such as McHenry county. We've seen a few things that look promising but we just want to hear how other people are doing in the state and if they've been noticing anything. 

We would be moving in about two years, but I wanted to get at least one rental out there. Our goal seems to be to get a nice house in Homer Glen area but we would need to work up to that.

Good evening! My name is Christopher. I have been looking into investment property for some time. I am hopefully getting close to getting my first rental property but I had a few things I was trying to research which lead me to discovering BP. 

I have a really great opportunity that has come up, but it was a bit sooner than I was planning to purchase. I do not have the down payment needed for it, so I was looking into other ways I could still obtain the property so I can begin renting it out. 

I recently purchased my first house in California which I live in with my lovely wife. I am always working (I am in the military) and doing something, mostly, productive such as school. I am a Physics major! Somewhere along the way I discovered my interest with investing and houses. And as it turned out I was pretty handy at home repairs as well! 

My goal is to be able to invest and have a nice income so I can take it easier and spend more time with my family.
