@Wendy Patton If we reached out to property managers and actually found a deal, how would they be compensated? 

Is it possible to invest in lease options / sublease (sandwich) while using a seller's agent to send you property? This is my thinking....

It is a win for the agent because they wont lose the sale and (eventually) they will get the entire 6% commission. (3% from investor upfront and 3% from the seller at closing)

Where the money is made: Once I get a tenant-buyer in the property I get my commission money back from their option deposit, I have a $300-500 spread on the monthly rent, and I sale the property for $15-20k more than what I purchased it for. Essentially, not spending any of my own money to take control of the property. 

If the tenant-buyer doesn't buy the property after one year, I could just exercise my option and own the property myself. 

Is this possibly, or am I out of my mind to think this could work?

Hello BP,

I live in Louisiana and I am looking to get into REI and I am interested in creating lease options with FSBO's and then assigning that LO to a tenant - buyer. I have read several forums and watched numerous videos on this - so I feel it could be a great way to get into REI. What I am having trouble understanding is...

1, What documents are required for this transaction, from start to finish?

2, Do I need an LLC or can I do the transaction in my name?

3, Do I need an Escrow or do I just get the assignment fee paid directly to me when the tenant - buyer moves in?

4, Probably the most important question for meWhat approach should I use to the seller to allow me to do all the marketing and find a tenant - buyer for them?
