@Sean Sloop To have only 4-5k left in a cash flowing property is much better than 20k+. It sounds like you are still in the process with the refinance part of this but if you show and include your estimated debt service, cap ex, maintenance, property management fees, etc for the property with your cash flow, it will allow people to see your estimated cash on cash return. And with only 4-5k left in the deal, I am sure that number is something you are happy with.

Thank you for sharing @Sean Sloop. Lots of good insight from someone who jumped in and got the experience. Congratulations on actually doing it as many of us actually just talk about it, think about it, dream about it, but never pull the trigger. We are actually evaluating some BRRRR deals right now and hope to start as soon as we find the right one.

Hi Kacee- 

Welcome to BP and congratulations on taking the step to buy investment property. We purchased our first buy and hold in 89052 in Henderson last year. Our realtor suggested the area and particular zip code to us and we have been nothing but happy with it so far. But I agree with @Dan Mumm, where I would not suggest buying anything that would negatively cash flow.

@Marky Suazo Thank you for your insight into your experience. It was very helpful as we are in contract to purchase our first turnkey property in Memphis as well. Curious, are you pursuing your second investment property with the same turnkey company?
