@Ryan Deasy From what I finding the property value is $30K and new builds are selling at about $500K, literally just a few doors down the same street! from what I'm also understanding, the new builds cost is close to $300K. I own the property out right. There is definitely profit to be made on and due to the up and coming of the neighbor hood, it is definitely worth looking into any and all options. and the properties are selling.

Thank you. It has taken a very long time to get to this point. As of right now the property is vacant and can be built on. either way I go, Sell it, or  build. there is definitely profit to be made. Im just curious about private money lenders and if there are any out there who will cover 100% of the build? Is owning this vacant lot enough skin in the game for a private money lender to see that I'm risking to lose as well?

I have recently acquired a piece of property in a very popular part of the city that is well on the rise. The fair market value is very nice and it  is zoned as residential, so I could build on it. If I choose to go this route, I would look for a private money lender to fund the build. Is it possible to find a private money lender to fund the whole build? If so, would it be good deal?

I am in that situation. In fact i just found out that its not another wholesaler, but a realtor who finds off market deals. 

So now the question is, is the rate the normal commission for a realtor? which, Ibelieve would be 3%?

There is a wholesaler who is bringing in a buyer on contracts that I have. He's asking if I offer a commission. I figured that the wholesaler add his own profit on the deal, but I'm wondering if he's just bringing in the buyer.

Does anyone know what a fair commission rate for a wholesaler bringing a buyer in to purchase a contract?

thanks for the advice!! I have been looking for a different perspective than my own. Just to see what I may have been missing with these deals. the duplex I'm pretty confident with my numbers, it was the 6-unit that I was slightly doubting!

Ok that makes perfect sense, I see now why my comparables where at $250K for the 6-unit. 

So here is where I am now. I just emailed her a Purchase Agreement last night for both of the places that she is selling. The duplex, the numbers work just fine, I did the math as if I was contracting a Rehab. so my offer was pretty good for that one. The 6-unit complex, I am to high for my offer. So my question is... How do I re-negotiate an asking price for the 6-unit complex?

Thats a great tip! Thats basically what I did. I made sure to do my diligence on these two properties and The calculator worked out great!! I asked for a lot of information about the property and she was very cooperative! Once every thing calculated, everything made sense! with my comps and the spread sheets from the calculator I was able to make a confidant offer!!
