Hello Christopher! It is hard to analyze this deal without more information. For instance, what city is this property in? Within that city how is the neighborhood this property is in? Within that neighborhood how does it compare to other properties around it? Does it need a rehab? Are you planning to hold it as a long term rental? What is the bed bath count and square footage? 

I will say that even without knowing any details about this deal something seems off. I see that you are in richmond Virginia so I will assume that this property is in richmond. I am from charlottesville VA so I know richmond fairly well. I know that anything that has a purchase price of 85k a month in richmond is going to make you 3k a month unless you have stumbled upon the deal of the century. If you can provide more details I can get back to you with a more detailed response!
