I'm a newbie buy and hold investor. I have a couple of SFHs that I'm rehabbing and renting out under my LLC with my business partner. We both want to grow the business but can't find a good reason for continuing the LLC (and expanding the portfolio within). I know that getting conventional mortgages have way more favorable terms than commercial loans and that the "protection" of holding the properties in the LLC are pretty minimal. So why am I wanting to grow my LLC at this point in my journey, is it just a matter of pride to say that I'm a business owner or am I missing something?

Hello BP peeps. I scour Craigslist and Facebook Marketplace and of course keep my eyes peeled while driving (admittedly very little driving). No matter what though I can’t seem to find a deal before a wholesaler or other investor snaps it up. It seems like I’m always one step behind. I’m certain the biggest part of my problem is that I’m still seeking that elusive first property. My business partner and I both work regular jobs and can really only devote afternoons to searching for deals. Luckily my business partner is a general contractor/owner and is super helpful in estimating renovations. I’ve been reading everything I can and listening to as many podcasts as possible, so I’ve drank the cool aid and ready to catch fire. My business partner is hungry for our first deal too. I’ve got to say the few people I’ve met in this field are the nicest and most selfless people anyone could hope to meet. Thank you in large, to everyone for the kindness you show to us newbies.
