If you know of a reputable contractor (general, plumbing, electrical, etc) in Pittsburgh, please reply! Have contract on an 1800 sq ft SFR that is gutted and needs renovation.

Buy and hold SFR is in prime Airbnb residential area in Pittsburgh just three minute walk to the T, with rents of 1400-1600/month but higher as an owner occupied house using two rooms as vacation rentals. Looking for 75% LTV funding (135,000) on property (ARV of 177,500). The 135,000 includes purchase of 70,000 and repairs of 65,000, which will take 3-4 months to complete (I will be the on-site contractor and project manager). Contact me for BP report!

Some of the comments here are very good, especially the part about honing in on and studying specific areas of the one town you are interested in, like Independence.  The KC area in general is very good for long term investing because it is part of the future I-35 mega region but I would suggest you invest closer to home, especially when there are some much more favorable markets (cash-flow) practically in your backyard (depending on where in IL you are).  In the June/July '19 issue of the Local Market Monitor, a list of 12 small and overlooked markets are called out, including Elkhart/Goshen, Indiana - which had a very high job growth rate last year (and is within the developing Great Lakes mega region).   Another regional city to consider is Champaign/Urbana with a lower job growth than Elkhart but good prospects because it is a major college town.  Both cities have average house prices in the 160s and are 20% under-priced, unlike most of the country at this mature stage of the sellers market.

Thanks to Zach, Jon, Parker, Brent, and Jim for your replies to my post.  Jim - my property is in the Dormont area.  If any of you Pittsburgh locals know an inspector or experienced G.C. please let me know....that's a good person to help look over the house.

I will soon be inspecting a gutted SFR in Pittsburgh that's an off-market property owned by local investors with many other properties. They said the reason they stopped working on the property for the time being is that their other projects are clustered elsewhere in the city and taking up their resources at the moment. They weren't looking to sell, as far as I know, but responded to my letter. I'm a former painting contractor and don't mind fix-up projects but of course would choose a property with LESS work rather than a full make-over. But the house and neighborhood are my target area. The deal looks good according to the BP calculators. What should I beware of ?

To generate leads, I used to look to List Serve but now can't find it (don't know if it still exists or not).  What companies offer property owner analysis lists containing contact info, using parameters such as properties owned for more than 10 years, paid off, zip code, etc?
