Hello bigger pockets! Here I am again looking for some more help. I've received a lot of feedback so far and its been great but now I'm looking for a template for some of my campaigns that I am looking to start again. Some of the audiences I'm looking to target are tired landlords, bankruptcies, divorces, and failed listings. I've made my own letters in the past but they haven't been as successful. Some times I wonder if making an offer right in my letter would really get their attention. Thanks again guys!

Hello bigger pockets, looking for a bit of advice as I’ve taken a few steps to get into wholesaling but still haven’t landed my first deal. So a little bit about myself and my business, I first started in January of this year by making a website and Facebook page, than I sent out a couple of hundred letters to houses I found on public record that have had a lot of equity and might have a motivated seller, some one looking to cash out/retire ect. I’ve come close to signing two deals but both fell through and ended up getting better offers. I guess what I’m looking for is to re amp my marketing strategy. I started a prop stream subscription for $100 a month, but what else can I be doing to generate leads and find motivated sellers? Unfortunately I don’t have much money so I’ll need to prioritize certain things and take it day by day. Thanks for any and all advice in advance :)

I’ll keep you in mind when I get some one to sign. One of my closest deals landed came from direct mailing and I try to sound as sincere as possible and even include a business card with a picture of me on it. Going to try and send out at least a hundred by the end of the week

Thanks Melissa that’s was very well written and thoughtful. Much appreciated I love the “what will you do if you don’t sell the house” part as well.

Hopefully I can post that I’ve landed my first deal soon! I’m going to try another direct mailing campaign

Hey every one so I’m still struggling to land my first deal, I’ve come close a couple times but they’ve gotten snatched up by other offers ect. I know no one likes to give out their methods or secrets but I’m looking for some negotiating advice for when I meet a seller since this is where I always seem to fail to get them to sign, and I’m also looking for some marketing advice. I like direct mailing so a successful template would be HUGE and much appreciated. Thanks in advance!

Hi every one! I’m new here and am looking into investing in real estate and hopefully my own business one day, but I’ll stick to just talking about real estate here. First off maybe it would be easier to read about others success stories so if there is a way I could be pointed in the right direction that would be great. I do have some questions and ideas of my own though so I’ll just ask away. Is it better for me to buy within my state or is it possible to find a good deal on a house any where in the country and still be able to afford/maintain it? Also, I was thinking to get my foot in the door I would start with a 1 family home, within the 80-120k range. The reason behind this is because I would be able to come up with the 20% down much easier and avoid paying PMI here in Rhode Island. That’s it for now, thanks in advance for any advice given!
