Never know until you jump in.  If you feel strongly about it the cash flow appears to be adequate.  I agree with @Larry Winsor.  Almost fits the 30%

Champions is wonderful!  I go there for all my course work.  My fiancé is actually doing the coursework to become an agent now.

It is close to downtown but in a "rougher" part of Cy-Fair.  Cy-Fair is a good district but it is HUGE.  So one side is completely different than the other.  You have to be careful in the suburbs of Houston.  They are all so different.  Im in agreement with everyone else.  Unless you are putting way more down the 700 is too high.

@Raul Flores I was seriously looking a the mobile home market in Tomball/Magnolia areas.  Kinda got busy and let it slip.  I would like to start looking again.

Also very interested in this thread.  I'm new to investing and am trying to learn as much as possible!

Hello everyone!  I am brand new to the business and to the website.

I currently live in Houston, Texas and have been a Texas Realtor for the past 2 years.   I do this part time because I have a regular w2 job as a High School Assistant Principal.  I am 5 years out from retiring with a pension so I wanted to start slowly learning the real estate industry.  Helping clients buy/sell residential homes has been fun and I can't wait to do it full time.

I have always wanted to start building a little more wealth with real estate investing so I am currently searching for my first single family home to purchase and lease.  I have generated a nice sum of capital from my commissions during the last two years due to the fact I am living off my regular salary.  So, I just need to figure out what to do!

I have a daughter at University of Arkansas and another living with me as a junior in high school.  Plus two step-twins that are sophomores.  So I have been talking with my college freshman about purchasing a house for her to live in and rent the other rooms to roommates in Fayetteville, Arkansas.  This idea sparked my interest.

So, I am going solo and looking for anyone to talk with me, share ideas with, basically mentor.  Everyone knows not to just ask, "hey bud, want to be my mentor?"  But any help would be most appreciated.  What can I give in return??? humor?  my sarcastic wit?  Advice on how to raise teenagers? The latest Astro baseball game score?

I can be reached anytime and would love to start some connections!

I am brand new to this as well. I tend to put the cart before the horse on most things I do.  I was wondering the same thing!
