New lender/investor will like the pros to advise on how to conduct proper "due diligence" and maybe provide forms to accomplish proper due diligence or direct lender to where to find these forms before lending to investors. New lender will like to lend to investors in local markets. (Colorado). Thank you!

Thank you, this is very helpful. I am currently looking into Solo 401K vs IRA LLC for my specific situation after hearing from a number of people here. I will decide soon and let folks know what I have decided and Why? Of course, I am still researching the promptness and ease of exit strategy from either vehicle. It is my understanding that it is sometimes easier to establish these vehicles than to exit because of the reluctance of some of the holding institutions. Any validity to this?

@Carl Fischer Thank you for response. You expressed some concerns and made a number of recommendations before one establishes an IRA/LLC. Do these concerns and recommendations apply to Solo 401K as well?@Carl Fischer

@Gary Parilis thank you for your detailed response. As you mentioned, I am also a late comer to this business and planning on rolling funds from my traditional 401k into a vehicle for real estate investment. Have you thought about or considered an exit strategy when the time comes? How easy or not is it going to be when you decide to do so with this particular institution? I wonder what others' experience have been when they try to exit. I would like to follow-up on the non-recourse loan and the limitation on cash out after rehab. This is one of the main driver of commercial real estate; to rehab, increase NOI and cash out based on new appraisal. Good luck on finding a lender that would lend based new appraisal and increased NOI after rehab.

I am interested in knowing what members (investors) think about "IRA/LLC or Checkbook IRA" and the best institutions in the business they have dealt with in the past. Much of the information out there are from the institutions offering the service and not from investors. I would like to know the advantages and disadvantages of this method of investing in real estate from the investor view points. Thank you.
