Hey friends how are things going?  I'm in town this week.  Just wanted to see what this group had going on these days.  I hope all is going well.  I have a home on Burns Street in Wichita that I may get on contract this week.  Would love to see if anyone is interested in it.  The seller ready. He is getting the tenant to move out soon.

According to the RE posting it went from 1,200,000 down to $670,000 for 4 brand new occupied rental units.  

This is new to me so I'm hoping for help to shoot holes through it too... 

The property management is projected at first at 10% by an outside company and then projected to be performed by the buyer at 2%.  

I've only done a few of these and this is the first one on new multi-family
