I'm interested in purchasing a multifamily home using the new FHA Multifamily mortgage program recently introduced. Can anyone recommend a reputable lender in the Nashville or Tennessee area for this type of loan? Your insights would be greatly appreciated.

I've been pondering the current high interest rates and wondering if platforms like this or the marketplace offer avenues to secure a smaller mortgage, say in the range of $250,000 to $300,000, at more attractive interest rates. I'm also curious why this option isn't more widely available, and if it is, where can I find it? Wouldn't such a solution garner significant interest in the market?

I'm looking for some insights into two alternative home financing options: Assuming Fixed Rate Loans and Rent-to-Own.

  1. Assuming Fixed Rate Loans:

    • Does anyone have experience with assuming fixed-rate loans?
    • Is this option only available for FHA loans, or can it be done with other types of mortgages?
  2. Rent-to-Own:
    • Does rent-to-own actually work, or are there limitations?
    • I'm concerned about the negotiating power when trying to buy after renting. Any advice?
