Thanks for your answers guys! I will try to team up with someone from the office to help me go through the process. 

As far as following up with the owners would you recommend to go and talk to them directly or regularly send them flyers and marketing materials (recently sold brochures, market reports etc...) to keep in touch with them? 

As far as pre-foreclosure, do you guys use a specific script to motivate the owners?  I know there are a few properties that are going through this process right now so I would love to approach them and go door knocking soon.

Hi guys,

I am just starting my career in real estate as a Realtor and I am looking for the best strategies to get leads.

I have also started to do door-knocking in Encino, CA. I approached someone last week and it turned out that this person has a $183,000.00 negative equity. Should I follow up with her and let her know that I can get the house sold so she can benefit from the current market trend that is slowly starting to shift? Is it a good idea to approach/target owners with negative equity? Can you motivate them by suggesting to go through a short sale before they default on the property? what are the downsides of going after this type of properties?

Hi guys,

I live in California and yesterday I accidentally broke one of my living-room glass windows. I called management and they said that it would cost me $225 to have it fixed. Since I can get it fixed by someone for a cheaper price I told them to cancel the work order. However, the maintenance manager said that I can't cancel it and that they have to send a union worker to do the job. Is this whole process legal?

Hi everyone,

I am currently looking to invest in commercial properties in San Diego and I will head over there soon to have a better understanding of the market. 

However, do you guys know the areas that I currently targeted by investors? For example, I found a commercial property on Commercial St, that is currently zoned CN-1-4. The zip code is 92113. I also have found some data about this area but I wanted to have actual investors' opinion.

Thank you for your prompt and detailed and detailed answer. Do you know if there is any equivalent to Zimas? I do not know if you are familiar with this website but it gives you very useful information about a piece of property in Los Angeles.

Hi everyone,

I am currently investing in Los Angeles and focus my energy on buying R3, R4, C2 zoned lots. Considering the competition in LA I am now looking at San Diego. However, I have a very little idea of how the zoning works over there. Is there an equivalent of Zimas? Do you guys know the equivalent for R3, R4 and C4 in San Diego?
