If you had $200k to invest in real estate, would you put it towards a down payment on a single property or spread it over multiple cheaper properties?

My specific scenario is buying in an expensive, high growth/appreciation market. Less concerned with cash flow. Deciding between buying one duplex in a well-established neighborhood or several cheaper SFH in a transitional neighborhood with all signs pointing to high growth over the next few years.

What would you do?

I'm looking for resources on calculating/planning for early retirement that add equity in real estate into the calculations. Our monthly cash flow from the real estate is not significant, but we have a great deal of equity in a few homes, and I haven't found a way to include these in any existing calculators. So far I only see retirement/brokerage accounts as a source of savings to input. 

Would you simply add your real estate equity into the retirement accounts section? It feels messy because the projected growth rate won't be the same. I imagine that we would slowly sell off the properties and use the profits to supplement our monthly income until we hit typical  retirement age (when our 401ks and social security would kick in).

Would appreciate any resources or advice on this!

Advice on holding or selling. Just purchased a SFH with a conventional loan and 20% down. The intent was to hold as a rental. It appraised high, and we gained around 50k in equity when we closed. I'm new to Bigger Pockets, and just learned about the BRRRR method. My money is now tied up in this house, and I can't continue to invest in other real estate. A HELOC isn't an option yet because lenders want it rented out for two years to count that income towards my debt to income ratio.

Would you consider selling it immediately to get the cash back out (and potentially break even after realty fees and closing costs), or would you hold onto it? It's in a very hot market and will likely appreciate well. But if I sell, I could switch to the BRRRR method and grow my portfolio more quickly.

What would you do?
