The city I am rehabbing in requires me to have liability insurance and bonding. I am having trouble finding a company that will give house flippers insurance. Does anyone have any suggestions?  Thanks.

Is there a way to purchase the house from the bank before it is listed on the MLS?

Hi Im a new member to BP, but am hoping that I can get some answers to a few questions I have regarding purchasing a home through County Sheriffs Sale. 

1. If a foreclosure is filed by a bank as the first lien holder, can anyone tell me whether or not Federal Liens are then cleared if I purchase the home at the Sheriffs Sale?

2. I went to a Sheriffs Sale today and the house I was interested in was bought back by the bank.  It appears they bid the amount that was just slightly above the amount owed on the mortgage.  Can someone tell me what happens next with the property?  Is there any way for me to still get the property by contacting the bank?
