I have been lurking in the background since 2016, so I figured it was time to finally venture out and introduce myself. Investing has always been a fascination of mine and now I think I actually have the balls to start diving in and taking action.  I am a licensed realtor and my motivation to get into real estate was to learn about investing. I wanted to the learn the business from the ground up. Well, after three years and also working in property mgmt for a short time, I am finally ready to stop talking and start taking action.  I would love to start networking and meeting up with some of you brilliant minds! I live in the FDL area and don’t mind traveling to Madison, Milwaukee, and Appleton.

I agree with poster above.....offer what he owes, but I would probably cover your own closing costs to seal the deal fast.  Seller still has to pay for other associated costs ie: title and closing, so he would still have to pay out of pocket.   Asking seller's for any 'concessions' in this market unless it is a government loan you are using, is not a good idea. 

 I would do a buy and hold, keep the tenant.  You'll have positive cash flow with rental income and built in equity. 

 I am speaking from realtor experience and have written many offers for investors.  We are in a seller's market everywhere in the US due to shortage of inventory. Suppy in demand is in full force and a turnkey property will sell in less than three days (often only 1 -2) in a decent neighborhood if listed with a brokerage. 

I am not an investor, but I got in the industry for the sole purpose to learn about investing.
