I have a confession @Jerry V. I have never been up on the roofs. So I just got pictures of the metal framed supports that are held down by cinder blocks are on my roofs. That seems like the solution as you mentioned. Somehow I looked up one day and saw all these dishes attached to the eves and wasn't happy about that and now that I'm painting buildings they have to go and never return. Your answer was very helpful!

Do you allow satellite dishes on your apartment buildings? What is the safest way to secure these dishes to make sure there is no harm done to my flat roof? Do you follow up with tenants after they move to make sure their dishes are removed?

1970’s apartments. Thank you @Greg Scott and @Chris Seveney. This contractor was featured speaker on apartment assoc webinar. Before the webinar I had read a local article about a law suit a restaurant was contending with because their parking lot had a more than a 2% grade. Just trying to do what’s right. 

Do you have any experience working with asphalt/concrete contactor to update apartment parking lots to bring them up to current ADA standards? I have not had any complaints from tenants, just trying to be proactive. I met with contractor yesterday and now have a $100k bid which seems outrageous. I have 3 disabled parking stalls that I will have to adjust the grade by a few degrees and a concrete landing at one door that will also have to be adjusted. That means grinding/adding asphalt and concrete.  I will add detectable domes, install ADA striping (how much does paint cost??). He also wants to install 3 entrance signs to parking lot (there are 3 entrances) and 8 info signs. I believe the info signs are to notify potential tenants where the office is located. I actually have multiple signage for office location but he said it's not obvious enough. The parking lot itself is in good shape without pot holes. 

My insurance company does not allow "dangerous breeds". That particular dog would have to go.

@Chris Seveney thank you for maintenance advice agreement.  I did not think of that. This is a huge expenditure for my small business. Appreciate your comments.

@Richard F. Thank you for some great advice! I honestly had not considered a temporary move for tenants. I have discovered that people want to stay where they are even after I offered to cover the moving costs to a lower unit but maybe by broaching it as temporary (I'm told 3 weeks for work and 1 1/2 weeks to get state inspection) they would be more cooperative. I'm hoping that I am not legally required to foot the bill for a hotel stay. I'm also hoping I won't have to deal with people that are very capable of using stairs but prefer not to. Much appreciate your thoughtful reply!

I have 3 elevators in 3 buildings, built in the 1970’s. Each building is 2 levels with 10 apartments on the second floors. We have owned these for quite a few years and I plan to continue ownership. I’m in California. Anyone had any experience doing an upgrade such as this?
I’ve got one bid and in the process of getting a second. It sounds like they will be similar. Have a question in to an attorney of what my legal obligations are to upstairs tenants. 
If you have any experience I would love to hear about it.
