HI! I am looking to invest in my first deal, and the market is crazy. I've been in analysis paralysis stages for 5 years. 

Last night I saw a place that looks like a good BRRRR.Yay, finally I am so excited! It will most likely have multiple offers, so I need to get a good direct hard money lender to pay in cash. Does anyone have a good one or any tips?

Single-family residence buy & hold investment in San Diego.

Purchase price: $550,000
Cash invested: $125,000

This is a house I have owned for 15 years. I am house hacking, so I don't have a mortgage, yay! I want to BRRRR my next purchase.

Erickson, I am brand new to investing and very conservative. This does not sound like a good place to invest, since I am far away and unfamiliar with the area. Thanks so much!

I am in San Diego, and looking to invest somewhere that cashflows. My investment partner has a son that attends Johns Hopkins, and I know nothing about the area. Does anyone have any insight on a good area? Also, the houses look older, so I am concerned about plumbing, foundations, electrical and roofing. Am I missing anything?

@Zachary Ray I totally forgot about rentometer. The hoa fees are higher than the ones on the house. I will use the calculator to see how it works out. I wish I had someone local to partner with on all of this. :)

@Peyton Griffin these are terrific tips. If it is a house I would move into it and fix up minor cosmetic issues. I will need to get with my realtor as he has a recommended contractor in case I need more done. It's great you are diving into things, and I am going to try to do the same once I figure out the numbers. Thanks for your help!

@Zachary Ray do you recommend buying a condo or house? I want to get a house fix it and rent it. It is expensive so I was thinking of a 1 bedroom condo to rent and Air when covid ends.
