Sounds like the seller/seller's realtor possibly misrepresented the facts.  They could be liable but that will be something for the courts to decide.  You may want to consult with a real estate attorney.

 All bedroom have closets and door however it wasn’t permitted through county and the septic tank isn’t fitted for a 5 bedroom house.

I bought a log home listed on the mls as a 5 bedroom. My realtor said it would do well as a str in our area.  After we had it inspected, our mortgage company appraised it and my realtor, the sellers realtor and the tile company were all involved. But we just found out it can not be rented as a 5 bedroom - Even if I wanted to use this as a long term.  

Now looking deeper into our paperwork and the appraisal which came in 5 days before the closing I noticed that the comparables are to 3 bedroom houses but they listed this property as 5 bedroom.

side note: the seller was a contractor (we found out with renovations he’s a bad contractor at that) so he knew better.  I bought the home priced as a 5 bedroom not a e bedroom. The seller and their realtor signed a document that all the information provided was true and correct


My question is what are my options?
