I RAN THE NUMBER FOR A DUPLEX IN SAN DIEGO AND OF COURSE IT DOES NOT CASH FLOW, WHEN IT DOES NOT CASH FLOW DO YOU GUYS PURCHASE FOR APPRECIATION? DO YOU WAIT FOR THE MARKET TO GO DOWN? I WANT TO INVEST BUT THINK I MISSED THE BUS IN SAN DIEGO :-)

Thank you, I work for the government and have 2 pensions and other retirement accounts but I don’t have a home. I live in a very desirable market (Sunny San Diego) so I think I should make my money back soon.  I have to do the numbers to make sure it will work out for me. Thank you for responding to the message 🤗

Has anyone purchase a home using the money from a QDRO, I just got divorce last month, I know that I can use the 401k QDRO money penalty free but not tax free… pros and cons, any advice? I am a first time buyer under the age of 59 1/2
