also, in my purchase of sale contract it says 

6.CLOSING DATE: Deed and possession will be delivered to Buyer on or before <<Insert Closing Date>>. Time is of the essence. If deed and possession are not delivered to Buyer by Closing Date, this purchase agreement will be null and void, unless an extension is agreed upon in writing and signed by all parties.   My question is if there is a mortgage on the home and the seller is using the money from the buyer to clear the title, how will they have the title on the closing date?

Hello guys! 

I am trying to make my first deal and I was asked to provide a offer letter to my seller which I was able to find. The only issue I’m having now is with the purchase of sale contract. There’s a section that says “total purchase price” if I’m purchasing the contract of the home for 100k but selling for 110k do I put 110k as the total purchase price (along with closing costs and other fees) or do I just put how much the seller gets plus all other fees exluding the assignment fee?
