Hello, I’m looking for a commercial real estate agent in New Haven/Fairfield county does any one have any recommendations?

I’m looking to purchase a small apartment complex around $700,000. LoopNet shows only a few for sale and mostly in Hartford county, so I am looking for someone with leads or complex not listed.

Any info would be great, thanks!

@Dan Heuschele Of course I want to start big but maybe starting off smaller with some multi families and then progressing into something bigger would be best. I figured with 10% it would be worth it but if I actually do in fact need 20% then it will not work. Eventually I could get the equity from those homes and put it into something bigger. I have big dreams and I just want to get them fulfilled but need guidance. I like the idea of commercial multi fam but the problem is the amount of time It will take me to save that much money I might just be better off getting multiple multi families first just so I can have extra cash flow now.

@Tim Herman Thank you for those numbers. Owner financing for finding a bank for 10% down payment was my thoughts

@Greg Dickerson just by looking online at LoopNet this is what they’re showing. Of course I would need to analyze and actually go through that information but that was a thought to be fairly accurate in what they were advertising. I was hoping for maybe 10% down which I sometimes see while researching buying a apartment complex or 10% down with seller financing. I know I’m stretching thin but I wanted to make something work that’d be worth an investment with good cash flow

@Jaysen Medhurst I’m looking in New Haven area, rents are higher and closer to my area. I think if I get started I will eventually buy in that area as well.

Storage unit investors.. where do you find your deals? What states are best? What do you look for? What is your checklist when looking at a deal? I am interested in learning more about this type of investing and any information you can share with me would be greatlyyy appreciated!

So I have been looking for a multi family 3-4 units in CT with no luck in my price range, $300,000 or under. No luck, there’s always “something” that makes it not worth it enough to put in repair and have it cash flow. So I was thinking, why not go all the way with an apartment complex, looking in a few different states.

I could have 30k cash and 70k equity on primary home for a total of 100k to put down on a 1M or lower. From what I see these properties claim NOI 70-90k after expenses.

So my questions are how much would my monthly mortgage payment be on that property purchase price 1M? Do these numbers sound reasonable or am I stretching it? Would buying a complex at 1M be profitable to me as far as cash flow after expenses are paid, what would you considered “good cash flow” using these numbers?

thanks for your input guys. I am trying to make moves too big for me then, I need to start small. I was hoping I could use HML as a down payment because I don't have it yet. Thank u!
