@Michael Baum thanks for your reply. We do feel somewhat stuck. The property was built in the 1950’s and has had no updates done to it - electrical will need to be completely rewired, plumbing does not work at all/well is an issue, and the kitchen and bathroom need to be brought to today’s standards. It has been vacant for about 7 years. The family members who want access to it are the ones who transferred it over to myself and my sister (living inheritance). Unfortunately, it is unlikely that they will have anything to do with it other than occasional vacation use when fixed.

As far as the STR issue - I would not want to offer that if the threat of someone from zoning may show up at the door and disturb renters. Personally, I can't imagine the zoning can stay the way it is forever because the area severely lacks lodging and due to the number of vineyards and breweries, will only grow tourism.

@Brooklyn McCarty I asked the zoning office if we could apply for a permit and they, unfortunately, said that’s not an option. They did say that we could operate as a B&B; however I would have to be on-site. We live 5 hours away, so that’s not feasible.

We inherited a vacation home/cottage in Bluemont, VA a few years ago, which is in need of full-rehab. We made plans to renovate as it is located in gorgeous wine country, and perfect for an airbnb; however, zoning confirmed short-term rentals are not allowed in neighborhoods with our current zoning (although there are several currently operating there anyway). Our inheritance terms prohibit us from selling for several years, and a long-term tenant can't be put in place because another stipulation requires us to allow other family members to occasionally use the property as well (although currently uninhabitable). Looking for any advice with either dealing with zoning, or suggestions as to what we do with this property. We don't want to sink a bunch of $$ renovating if zoning will shut us down on Airbnb, but also don't want to let it just sit there.

My husband and I are under contract on a recently flipped home. It’s our first LTR, and I’ve never bought a property that wasn’t brand new construction, so when we got the inspection report we were concerned. The home has decay on the corner trim on the roof, shingles are near the end of their service life, leak in furnace, and some pretty bad electrical issues. The house was built in 1970. I know the point of inspections is to find stuff, and I’m sure flips have all kinds of issues, but are these items typically deal breakers?

My husband and I just pulled the trigger on our first long-term rental in Raleigh, NC. We’re now in the market for a good property management company, and are looking for tips when selecting one. We are looking to purchase a long-term rental, and found a great one which was just flipped and is ready to go. Asking is about $180k and we'd get someone in there for a rental rate between $1650-$1500/month, netting $600ish per month after expenses. It sounds like a great opportunity; however, the market is hot and properties are flying off MLS like hot cakes. I'm wondering if we should pass on this property, and wait 6 months and see if the market dips at all. We are concerned with overpaying because the market is moving so fast and inventory is so low. Thoughts and suggestions please!

I am inheriting a 750 SF mountain cabin built in the 1950's, that has had zero updates (including appliances). Has anyone here renovated a similar property type, and if so what were the biggest challenges (electrical, septic, potential asbestos, reconfiguring of floor plan, etc). We've only owned new construction, and are just getting into the STR business so we'd love to get any and all pointers from those who have flipped older properties, particularly pre-1960's structures.

My husband and I are looking to invest in a rental property in the Beech Mountain/Banner Elk area of NC. We were wondering if anyone on here has rentals in the area, how they have managed them, and how they feel about the overall investment.
