I'm on the smaller side when it comes to size. I come in at a whopping 5'2. I keep hearing people say they practically hire bouncers who are big intimidating looking guys. Who do you get to encourage payment of rent and to do your evictions? Wondering where to look for someone who can help when it comes time to have to do something like this. I'm in no rush at the moment. Just planning ahead.

I'm a new Real Estate Agent who just signed with Century 21 and I'd love to start making connections with seasoned agents. I just watched the NAHREP Top Agents Announcement and Panel and was inspired to start connecting with people who are more seasoned than me and at the top of their game. While I'm looking for friends in the field I'm also looking for a mentor who has experience working with diverse communities (to include the Hispanic community). Would eXp be a helpful place to work as a brand new agent, hot off the press? I feel like I'll need a lot of hand holding, so I don't screw anything up in the beginning. With everything being online I wonder if I'll be able to really learn this way? What's the level of difficulty on a transaction? I had a job where I worked 100% online. Support was offered, but I really prefer the presence of a mentor.

Hello,

I have a cousin who attempted to be a landlord. And my mom tried flipping. My cousin went in thinking it would be easy and bailed after her 2nd tenant who destroyed her house. She sold it and ended up losing money in the end. She lasted maybe a year. My mom on the other hand was working full-time and trying to raise a family when she attempted to start flipping houses. She didn't have a lot of support and was practically a single mom, but says that if she would've had more support she would've been able to do it. 

Before I get started myself, I'd like to know how I can surround myself with the support I'm going to need when I get started. Where do I find people? How did you find your people? I'm sure I'll need a list of contractors which I'm already working on gathering. Who else do I need on my team? I imagine I'll need a courageous person who can deal with the tenants that won't leave or don't want to pay. Any advice would be appreciated.

Thank you for all of your valuable insights. This is all really great food for thought. I am leaning toward residential now. Once I’ve done this for enough time to be considered experienced, I’ll consider commercial real estate at a later time. For now I’ll focus on residential and take this as an opportunity to learn what I can, so I can eventually start flipping homes. Hopefully that’ll be sooner rather than later.

Where does one go to find investors? It doesn't even have to be just for real estate. I've heard of people finding people to invest money in their organizations for certain causes. How do I go about finding investors?

I recently completed all of my required education and I'm now studying for the real estate licensing exam. As I study I'm trying to determine if I should be a residential or commercial real estate agent. I'm a single mother with 2 kids. They'll be 12 and 16 this July, so I don't have much time left with them. I'd like to be able to provide a good living for them before they become adults and I hear that commercial real estate gives you more bang for your time. However, I just watched a YouTube video saying that commercial real estate agents travel and work several evenings. One of the reasons I left my previous career was because I was traveling and working evenings so much. It got to the point where I no longer was able to maintain a relationship with my kids. They were practically raising themselves. Needless to say, I don't want to do that again. 

Is there anyone here who can provide some insight and advice on which route would be the best to take? I would like to eventually get to a point where I have enough money saved up that I can start investing in properties. One successful house flipper told me that if I don't have any collateral, working as a real estate agent is a great way to learn about the field of real estate while earning money at the same time, so that's what I'm doing. Advice would be greatly appreciated. TYIA!
