I'm from Nassau County but spend most of my time in Suffolk. I'm 22 and just starting out. Wish it had occurred to me to start when I was in college before I racked up student loan debt. But nonetheless, your story boosts my confidence. Let's meet up.

My credit history is young but I have made sure to keep a high score so hopefully, that would help when it comes time to talk to sellers. @Colleen F. 

Thank you @Tony Guarino. Now that is something that I did not know. I will seriously look into that. Does the quality of the job matter? While I could pursue my career full time, I wouldn't want to go through the hassle that comes with looking for a new job just for a few months. I am looking to get my agent's license but I'm not sure they will consider that. 

@Peter M. Can you elaborate on what is a pre-payment penalty? I haven't come across that term on the research I've done so far

@Jonathan Greene You caught me, that is exactly why it seems so appealing to me lol. I know patience is the name of the game but if I could get my foot into something now, I would be a lot happier. I will take these into considerations when making my sellers list, thank you for sharing. Now ti just finds a market to invest in as my local market is not beginner-friendly.

@Allan Smith Thank you for the response. What would you consider to be the right kind of seller? I was thinking of going after probates and sellers who just want out of being a landlord.

I have recently stumble across seller financing and it seems to me that it may be exactly what I was looking for. I am not able to get a conventional loan, (just graduate college, so poor work history) but this seems like an option I could pursue now instead of having to wait a year or two to build a credible work history. Am I on the right path? I am still in the research phase but don't want to get stuck there for too long and would like to hear what other people have to say about this type of creative financing.

Thank you @Nick C. for the response. That is the case with my neighborhood I didn't see any difference between a 5,000 sq ft vs 12,000 sq ft lot sizes. Most of the agents say the property is priced below market when asked about comparables but if they are basing it off the lot dimensions, then that wouldn't make sense based off your response. Are there any other methods I could use to find decent comparables and get ARV?

I am using the wholesaling with an agent approach and they won't know the sqft either but will mention that the house is on a "so by so" lot and priced accordingly. Does anybody have any experience calculating ARV by lot size?

When I go to check neighboring houses that were sold I didn't see any correlation between the sizes of the lot and the price they sold for. 

How can I properly calculate my ARV besides the comp reports I get from the agents?
