Hi BP!

I have a piece of property on a lake in Maine. I am running the numbers on building a house on it and renting it out as an AirBnb. If anyone has excel sheet templates for new constructions builds, they would be greatly appreciated. It is also my first rental property so any and all advice is helpful. I have no experience navigating the construction loan process.

Hi BiggerPockets Community,

I'm working on building a website that helps connect landlords with remote workers planning to bounce around. The objective is to group people together who desire to work in the same areas for similar periods of time that can rotate occupancy on the leases. (Simply put 4 different people wanting to stay in 4 different cities can rotate on a lease staying 3 months in each location. Perks for the landlord are guarenteed occupancy while charging a premium to a traditional yearly lease. Perks for the tenants is the opportunity to travel while paying a price in the sweet spot between AirBnB rates and long-term lease rates.)

The challenge is the classic chicken before the egg situation. Renters need properties to be attracted to the site, and landlords need interested tenants in order to make the lease rotation work. I'm trying to find groups/events that would provide opportunities to connect with landlords/tenants that might me interested. Let me know if you know of anything that might be helpful :)

Hi Bigger Pockets Community!

I am currently launching a business that connects landlords and tenants and wanted to post here to hear advice and get general feedback. The company is Nomad Leasing which facilitates long term leases for a rotating group of tenants. For example, leasees may want to spend 3 months in Charleston, 3 months in Austin, and 6 months in San Diego, and they would sign a year long Nomad lease. Nomad will leverage an algorithm that groups users to leases based on their desired locations resulting in the landlord having a full year lease term with various tenants. Benefits for the landlord include having the guaranteed occupancy of a long term tenant and the hassle of sourcing and vetting qualified tenants eliminated. The benefit for the tenant is a customized lease at prices comparable to a long term lease instead of higher daily rate airbnbs. It is a win-win for both users. With the new surge of people working 100% remote, we've received a lot of interest on the leasee side so we are interested to hear thoughts and feedback from the landlord perspective.
