Hi, I'm in Southern California. The tenant's lease agreement states that he is responsible for his yard maintenance, such as trimming weeds, etc... It's a tiny yard. My responsibility is to clean the front lawn and the rest of the property. I hire someone to come every two weeks to do this. I agree that anything relating to tree trimming would be my responsibility. He is asking for trimming of weeds, etc. I am usually very flexible and have had the yard cleaned up at the tenant's request; however, now he has requested maintenance every 3 months to be inclusive of his current rent and had a "deal" with the previous landlord. I was not informed of any such deal when I purchased the property.
I was taken aback by the aggressive reply I got from the tenant after reminding him of his lease agreement even after I agreed to have my yard guy stop by next time to clean his yard. I am new to being a landlord so this is all new to me.
Hi all, My tenant (inherited from the previous owner) is requesting landscaping services although it clearly states in his Lease that the yard upkeep is his responsibility. I informed the tenant of this and told him I would be happy to write up a new lease agreement to include the landscaping if he would want regular maintenance. I did provide yard maintenance at his request when I first took over the property. about 1 year ago. He texted me that he feels it should be included in the "ridiculous rent" he already pays (this was an agreed rent increase with the previous landlord) and "shouldn't be a big ask". He is a good tenant otherwise. Is this something I should just give in to and provide every few months to keep a good tenant? Also, any tips on how to respond without sounding snarky? Thank you.
