I need to ask a tenant to leave and give him 30 days written notice. I was wondering if anyone has a good letter template to use. I want to be professional but not rude. This particular tenant is on a month to month basis and located in Ohio if that matters. I am just looking for something generic that can also be used in the future. I bought the landlord forms from bigger pockets but it does not have that included.

Great property located near Medina square. All units rented and tenants have all been there over one year. Units A and B pay own electric and gas. Owner pays water/sewer/trash for property and Electric/Gas for C and D. C and D are not metered separately. Property no longer fits in my personal plan.

For those of you looking in the Cleveland area, you may also want to consider some of the suburbs. I have a 4 unit property in Medina that I am looking to sell. It’s a good property but just doesn’t fit with my personal goals right now. I know the rental market in Medina has been high lately. The Wadsworth area also has a good rental market.

@Michael Ferry @Patrick Burch it seems like there are quite a few bigger pocket members from this area. Maybe it would make sense to try and form a meetup with bigger pocket investors in this area. The only real estate investing group I know of is Akron/Canton, but I feel that is a different market than Wadsworth/Medina.

I am looking to refinance 2 properties in April of 2017. I have a 3 unit property in Wadsworth and a 4 unit property in Medina. Does anyone have any recommendations for a conventional mortgage company that is investor friendly in this area?

Congratulations :) welcome to bigger pockets. I'm also from Wadsworth and have small multi-family properties. If you find a good property management company in the area let me know. It might be nice to network sometime.

Thank you for the information.What about the security deposit if the animal does damage to the unit? I would be able to keep that for any repairs or cleaning needed?

Has anyone dealt with a certified service dog situation in a non-pet property? I have a potential tenant coming to look at an apartment that typically does not allow pets. I know there are a lot of laws protecting service dogs and I can't discriminate? Am I allowed to charge a pet fee for a service animal??

The property is located in Ohio.
