Good morning! Thanks for checking in! We ended up going with the NTI Trinity Tx. Unfortunately, I can't 100% gush over it. It's already had some minor electrical issues, but overall it's been fine.

Hi All!

I'm re-habbing a two-family. The first floor is done and rented. The second floor has been a hassle. The previous owner used latex paint to paint the border of the standard vinyl tub/shower insert. It's peeling and looking gross, but is resisting my attempts to get all of it off. I really don't want to throw more money at this apartment by getting a whole new shower/tub which would involve ripping up the new flooring, and dealing with what may be underneath the current shower/tub. The rest seems okay and just needs a good scrubbing and shower/faucet package.

Any suggestions? I've heard mineral spirits to soften the latex, but needing to be careful that it doesn't damage the vinyl. I was also wondering if one of those refinishing paints work, and would they also work over the latex part.

@Pat L. Wow! Did you do all the work yourself? I should have added this is for a 2-unit house, each unit on a separate floor. House was built around 1880. And each unit about 1070 sq ft. The units have been on the same furnace and hot water heater, so I want to separate them to get the incoming tenants paying their own utilities. The Eversource contact I spoke to this morning told me to expect to pay between $8-9k for the job.

Trying to decide between a Navien 210E or an IBC DC 20-125 in Connecticut. The quote for the Navien was $5200 while two quotes for the IBC were over $8k. However, the IBC folks were telling me that the Navien has some maintenance issues. What's been your experience?

Thank you for your responses! We picked the Kwikset's SmartKey system. We liked the simplicity and cost, but we're still young in the game, so we'll see how they work for us.

Hi All!

This is my first post. My husband and I closed on our first rental property, a two-family, earlier this month and are prepping it to rent out.

I am looking for advice on what system to use for the locks. I saw the post from 2017. Most were recommending the landlord locks system, but I’m tempted by the Schlage keyless system.

Anything new to share since 2017?
