I've done the white shaker on my last 3; however I am moving to this grey shaker with white with flakes or marble counter top...

Seller accepted my offer...just picked up a 3br/1ba in renton. Margins will be slim though

I'm very unfamiliar with Tacoma; do you have advice on what are the good neighborhoods and where to avoid?

Hi Everyone, I've done a few deals in the seattle area and am always looking for more. Yesterday I put an offer on a small 3br in Renton which had only been on the market 2 days; listing notes said "offers to be reviewed tomorrow (1/31) and must be submitted today (1/30)"

I submit a strong cash offer; only to find out I was 1 of 11 offers; agent did the usual and bumped everyone up a couple times and we raised strongly each round...still did not get the home. 

I'm targeting the 2-300k single family house market with an arv between 3-400k, but inventory is so low relative to how many other people are looking to buy in that market. I'm thinking about heading further south like in Tacoma. 

Anyone else have similar experience?

I've always used stainless sinks because they're simple/nice looking/cheap. For thickness you want to go with with either 18g which is considered a good standard, or 16g if you want a really nice quality feel. Dont go with 20g thickness (lower number is thicker, for example, 18g is thicker than 20g). For a really good look, spend a few extra dollars and get a squared off stainless sink; something like this

I've heard of granite composites cracking and chipping after only a couple years.

Personally I prefer to buy homes that have not yet had any work performed; old original condition is my favorite. In my opinion, Typically if sellers perform any work on the property it's a: done poorly, b: not the style I'm going with for the whole renovation, c: the sellers then generally look for a higher price. I prefer a larger project

Hi BP community, I've been searching for answers but haven't been able to find it on here yet. 

I'm reaching out for outside investment for the first time and am putting together a short deck to present. I want to lay out the sample deal structure; something like the below, where I would be party 'B' and my investor would be party 'A'. 

I have 2 questions; first; does the below seem reasonable? Second, does anyone have a better/more formal way of writing this?

_________________________________________

1. Party 'A' provides home acquisition capital

2. Party 'B'; provides renovation capital

3. Party 'A' is paid 8%/yr interest based on length of time money is borrowed

4. Payout hierarchy 

  1. Party 'A' is paid back original principle
  2. Party 'A' is paid interest
  3. Party 'B' is paid back original principle
  4. Of remaining profits, party 'A' receives 15% and party 'B' receives remaining 85% of profits

From what I've seen; these days only really low quality tenants would smoke indoors. Even smokers don't want to live in a smoking house. Smoking may be the single quickest way to do real lasting damage to a home; I wouldn't go near it.
